Are you a brokerage or a platform?

Both. Conquest Advisors holds an active New York real estate brokerage license. Denza is the operating system. The AI does ~80% of the discovery; a human licensed broker handles negotiation, contracts, and closings.

Do you redistribute MLS data?

No. Denza is a REBNY-compliant subscriber to RLS. Public listing pages display attribution to the listing brokerage of record. We do not republish raw MLS feeds.

What's the rebate structure?

AI-only path: up to 1.5% of the buyer-side commission rebated at close. AI + human broker: up to 0.75%. Both above the typical 0% bulge-bracket experience.
