Methodology

Built the way you'd want it to be built.

Source — Active listings sourced from Cotality (the REBNY RLS data distributor) plus US Census ACS 5-year layers for demographic joins. Mortgage rates pulled from Freddie Mac PMMS weekly survey, not vendor-blended.

Aggregation — Every figure is a median-of-medians by Neighborhood Tabulation Area (NTA), then weighted by reporting inventory at the borough level. Single super-towers can't skew the line.

Compliance — All published rows are aggregate. No individual listing keys, no agent-PII, no addresses. REBNY DLA review on every release.

Limitations — Rentals excluded. Off-market and pocket inventory not included. Co-op buy-side comp prices reflect last-recorded sale, not board-approved transfer price.

How often are the datasets updated?
Each dataset is published quarterly as a versioned snapshot and the live header figures refresh every six hours from the Cotality MLS feed. Every release carries a fixed methodology tag so historical numbers never silently change.
What license do the datasets fall under, and can I redistribute them?
All datasets are aggregate and published under the REBNY Data License Agreement. You may use and redistribute them with attribution to Denza AI / Conquest Advisors — see the REBNY data license page for the exact line.
What formats are available?
CSV, Parquet, and JSON for the tabular datasets, plus GeoJSON for the Polygon Pack. Everything is joinable on standardized neighborhood slugs and Census NTA GEOIDs.
Is any personal or address-level data included?
No. The datasets are strictly aggregate — neighborhood-level medians, counts, and Census-derived characteristics. No individual listings, addresses, or agent PII are included.
